Need a second opinion on some tires

My stock tires need to be replaced on my Yaris soon (before snow flies). Been looking at tire rack for some replacements and want to know what you think about these.

The I'm wanting to get at least 40K out of these new tires, but I don't see anything online that tells you the average wear distance.
