Bentjazz, I just sent you a reply to your PM (and then replied to another unrelated PM). I'm still in California. Nothing alarming from my friend in Texas re my house, so I'm assuming everything is okay. IIRC, after the last potential FEMA reclassification, my area was changed from a '100 year' flood plain classification to a '500 year' flood plain classification. My entire neighborhood was 'nothing but pine trees' 10 years ago, so no 'old infrastructure' worries. The independent inspector I hired during the building process told me my lot enjoys 'the best job of grading he has ever seen'. |
